If you've never been to a JW Marriott, prepare yourself.

I've had the pleasure of staying at a few of the JW Marriott hotels in my life and they are always gorgeous.  Taking their hotel brand to the luxury level, JW Marriott is a cut above your average hotel.  Spas, gorgeous grounds, luxury rooms, high end service and absolutely amazing restaurants are what you come to expect from the JW Marriott brand.  And now, San Antonio will soon boast its own taste of the good life.

Nearing completion.

Construction of the JW Marriott San Antonio Hill Country Resort and Spa (a 600 million  dollar project) is coming along and the first guests to the hotel are expected in January 2010.  Although that's a year away, time seems to fly by these days.  Situated in the Cibolo Canyons master-planned community in San Antonio, the resort will provide 1,002 guest rooms, seven restaurants, 26,000 square feet of spa space, 140,000 square feet of conference space, two PGA Tournament Players Club courses (situated on 2,800 acres), and a thirteen million dollar water park.  Over 80 groups have already lined up for future conferences and meetings.

With Whom Do You Associate?

Chuck Miller offers some good advice.  I think this is very good advice to pass on to our children.

I consider this quote from our first president good advice.  I have always believed that one of our most valuable assets is our reputation.  When I read this quote after our first day of meetings at the International Builders' Show, I immediately thought of all the men and women I have had and currently have the pleasure of associating with through the NAHB National Sales and Marketing Council and the Institute of Residential Marketing and I know that I am following President Washington's advice.

FHA can help first time homebuyers who think that they'd never get in a home.

Larry Bettag always has great information to share.

FHA has had some major changes this past year.  The most negative one is that the downpayment has changed from 3 to 3.5%.  But really that's the extent of negative changes.  The rest of FHA and it's changes have been lateral or better.

FHA is the best thing out there.  Really, as a program, FHA has single handedly saved real estate lending.  You really can't go wrong with FHA. 

First Time Home Buyers can still:

1)  Get a gift for the entire downpayment;

2)  Allow people who won't live in the house co-sign with the borrower who will live in the house;

3)  Credit is still a factor, but the credit parameters are so much more relaxed for FHA than for conventional or any other type of loans. 

4)  Lack of credit is generally not a reason to deny a borrower;

5)  Appraisal guidelines have been relaxed to be more similar to those of Fannie Mae and Freddie Mac appraisals.  The bottom line is that Appraisals don't have the same stigma that they once had years ago. 

6)  FHA mortgages are assumable.  That means that you may have the ability to sell your mortgage along with your home.  Pretty cool huh?

Needless to say....while I like to posiiton myself as someone know really knows my business, the business has changed even more to FHA this past year because of the usefulness of FHA in these markets.  Markets aside....even if markets were great FHA has become so useful that most buyers do consider it for homebuying needs.

I am getting lots of questions about the $7,500 First-Time Homebuyer Tax Credit authorized by the Housing and Economic Recovery Act of 2008.

Seems that many believe to be a Down Payment Assistance Program. And it is not.....

But, it could be used to pay closing costs on a FHA Streamline Refinance of a recently closed FHA loan!!! I have a borrower doing that now.

While the Veterans' Administration does not set a minimum credit score standard for VA Home Loans, the mortgage industry does.  In the wake of the subprime meltdown, many of the secondary market mortgage investors (companies that buy bundles of mortgages) have tightened credit criteria. 

 

The minimum credit standard for lending on VA Home Mortgages is set at a minimum credit score of 580.  Credit Rescoring products are available to permanently increase credit scores.  Ask your Loan Originator for more information.

 

Other criteria than just credit score are also considered in underwriting.  A minimum of no more than 1 late on any credit, revolving debt and installment debt, including mortgages, is allowable according to most guidelines.

 

A Bankruptcy does not necessarily preclude VA Home Mortgage financing.  In the case of a Chapter 7 Bankruptcy, a minimum of 1 year from discharge must elapse.  However, cases with less than 2 years from discharge require the presence of an extenuating circumstance, such as loss of job due to medical reasons, for example.  A Chapter 13 bankruptcy is allowable as long as 1 year from filing has elapsed and all payments have been made on a timely basis to the bankruptcy trustee. 

 

Of lesser importance are medical bills, generally considered to be outside of the borrower's ability to control, and having far less negative impact on overall credit underwriting. In some cases, when medical bills are large, they may be required to be paid off with the proceeds of the loan.

What a wonderful piece just in time for the Holidays! I have to confess that I'm a little surprised that they remembered him in this way after he had been away for so long, but I do know that this will put a huge smile on your faces.

Dogs = pure and simplistic love. I think they are also saying "THANK YOU FOR YOUR SERVICE!!" Enjoy!

Quick 'n' Easy King Ranch Casserole

Here is another recipe for King Ranch Casserole.  This is the most commonly used recipe (or similar to it)since it is so easy to make.

Quick 'n' Easy King Ranch Casserole

Ingredients:
Boil 2.5 pounds chicken (with cumin, onion, celery and garlic) then shred
10 corn tortillas
1 onion, chopped
1 bell pepper, seeds and stem removed & diced
2 cups grated cheddar cheese
1 can cream of mushroom soup
1 can cream of chicken soup
1 cup chicken broth
1 can Ro-Tel tomatoes
1 tsp. chili powder

Method:
1. Preheat oven to 350 degrees.
2. Combine the soups, broth, Ro-Tel tomatoes and chili powder & blend until smooth.
3. Place a layer of chicken in a greased casserole dish.
4. Add layers of tortillas, onion, bell peppers, cheese and sauce.
5. Repeat layers and top with cheese.
6. Bake uncovered for 30 - 40 minutes or until browned on top.

King Ranch Casserole

I don't know if King Ranch Casserole originated on the King Ranch or not but it is a 'comfort food' here in Texas.  We had it at lunch today.

King Ranch Chicken Casserole

~Ingredients:

1 1/2 pounds of chicken, without skin and bones
4 teaspoons of lime juice
1/4 cup of olive oil
3 cloves of garlic, minced
4 tablespoons of butter
1/2 an onion, diced
1 red bell pepper, diced
1 poblano pepper, diced
1 10oz. can of Ro-Tel tomatoes (or you can use a can of regular diced tomatoes and a 4 oz. can of diced green chiles, or if tomatoes are in season, can use two cups of diced fresh tomatoes with 1/4 cup of diced green chiles, such as a jalapeno)
4 teaspoons ancho chile powder
1 teaspoon of cumin
1 cup of chicken broth
2 tablespoons of flour
1/2 teaspoon of cayenne pepper
1/2 cup of half and half
1/3 cup of sour cream
1/2 cup of cilantro, chopped
3 cups of grated pepper jack and cheddar
10 corn tortillas
Salt and pepper to taste.


~Directions:

1. Cook the chicken in the olive oil on medium, adding 2 teaspoons of lime juice, 2 teaspoons of ancho chile (or chili) powder and salt to taste.  I prefer the chicken boiled; it turns out very tender.
2. When chicken is done, shred and set aside. Yields about 3 cups.
3. Melt the butter in a saucepan on medium, and add the onions, red bell pepper and poblano pepper. Cook for 10 minutes.
4. Add the garlic, flour, cumin, cayenne pepper and 2 teaspoons of ancho chile powder, and cook for 1 minute.
5. Add the chicken broth and cook on low until mixture is thickened, a few minutes. Stir in the half-and-half and Ro-Tel cover the pot, and simmer for about 15 minutes, stirring occasionally.
6. Uncover the pot, and add the sour cream, 2 teaspoons of lime juice and 1/4 cup of cilantro, and add salt and pepper to taste. Turn off heat.
7. Preheat the oven to 350 degrees.
8. Heat up the tortillas (you can do this by adding a bit of oil on an iron skillet and then cooking the tortillas for about 30 seconds on each side).
9. Ladle 1/2 cup of the sauce onto the bottom of an 11 x 7 inch baking pan.
10. Layer half the tortillas along the bottom of the pan (on top of the sauce).  You can tear some of the tortillas to fit the pan.                                                                                                                                11. Add half the chicken, half the remaining sauce, half the remaining cilantro and 1 1/2 cups of grated cheese.
12. Repeat the layering, topping off with a layer of cheese.
13. Cook uncovered for 30 minutes or until brown and bubbling. Makes 6-12 delicious servings, depending on how big a portion you distribute. Goes great with sour cream and cilantro on top.

Wedding Venues in San Antonio

There has been some talk of weddings on ActiveRain lately... one in particular. And today I attended a lovely wedding at Oak Hills Country Club.  I just blogged about it.  Oak Hills is a beautiful place to have a wedding and there are other great places to be wed in San antonio.

The Women's Club of San Antonio at 1717 San Pedro.  I have never been inside this lovely old mansion but our fellow ActiveRainer, Judi Morgan, is a vice president of this organization and has pictures of the mansion on her ActiveRain page.

(The historic) Little Church of La Villita.  The cornerstone was laid for the church on March 2, 1879. Several denominations have held services here. It is now an active non-denominational church and a favorite site for weddings.

Woodman of the World Chapel on Brees St. in Alamo Heights.  My step-daughter's wedding was held in this beautiful chapel which was built in the late 1800's.  I wasn't around at the time of the wedding but I have seen pictures and it looks really nice.  Some unique characteristics fo the chapel are mahogany woodwork, arched stone walkways, and original Tiffany stained glass windows throughout.  Behind the altar is a large Tiffany landscape called River of Life.

(Also historic) San Fernando Cathedral. This would be a very memorable place to hold your wedding. (You may have to be Catholic to have a wedding here but I'm not sure.)

Marriage Island, sometimes called Wedding Island, is a small, green oasis on the San Antonio River Walk. This tiny island only has room for the wedding party while guests watch from the riverbank. Legend says any couple who weds on Marriage Island will have a long and happy life together. After your wedding ceremony, enjoy a romantic boat ride down the river.  Request reservations through the Parks and Recreation Department at 210-207-7275.

The San Antonio Botanical Gardens will provide a breathtaking backdrop for both casual and elegant wedding ceremonies. The Garden has 33 acres of exquisite flowers and lush plants and offers a wide variety of venues.

The Witte Museum.  Located along the banks of the San Antonio River, the historic Witte Museum offers a charming, elegant setting for your outdoor wedding ceremony. After exchanging your vows, you may enjoy your reception in the Prassel Auditorium.

"Winter" in San Antonio

The high temperature today in San Antonio was 77 degrees.  The low tonight will be 54 degrees. ummm nice.

Sure, we have had some sweater weather lately.  We even had a fire in the fireplace one night.

But when I look at other areas of the country, I feel pretty lucky to be planted where I am.  I can't imagine my beagle, Snoopy, wanting to go out in 3 feet of snow.  I can't imagine my tuxedo cat, Fluffy, navigating snow, either.  I also can't imagine myself going out in it, except to throw snowballs or build a snowman.

I guess that is why we have snowbirds.
