It's Too Hot to Cook or Go Out to Eat

It has been really hot here lately.  A couple of days have also been unbearably humid.  I don't want to cook or grill or get out to go to a restaurant.  I just want to stay inside in the air conditioning.  In the summer, we enjoy lighter meals that may include chilled soups.

~Chilled Cucumber Soup~

(I like to leave a little of the peel on the cucumbers as it deepens the flavor and color of this soup.)

4 cucumbers, washed, and 2 of them peeled and all cut into thin rounds
3-4 cups ice water
Kosher salt or Sea salt
Freshly ground white pepper
1 teaspoons honey to taste (optional)
2 small Kirby cucumbers, washed and cut into small wedges (the small bumpy ones)
The juice of 2 lemons
1.    Place half the cucumber slices in the blender. Add 1 cup of the water and blend 'til smooth. Add more water if the blender has trouble pureeing the cucumber. Season with salt and pepper to taste. Add a touch of honey, if desired.

2.    Blend the remaining cucumber using the same process. Transfer the soup to a bowl and place the bowl over ice. Taste for seasoning so you can add more if needed. When ready to serve, salt and pepper the Kirby cucumber wedges and add a few to each soup bowl for garnish. Flavor the soup with a squeeze of lemon juice and serve immediately.

Serves 4 - 6 people.

~Enjoy

San Antonio #1 in the nation for economic performance!

San Antonio woke up to great news this morning! The Brookings Institution has ranked San Antonio as THE strongest metropolitan area in the country for economic performance in the wake of the recession! The top five cities mentioned in the report are San Antonio, Oklahoma City, Austin, Houston, and Dallas.

The top 100 metropolitan areas were ranked by Brookings based on six key indicators — employment, unemployment rates, wages, gross metropolitan product, housing prices and foreclosure rates. This report covers the first quarter of 2009 and additional reports will be released quarterly.

Howard Wial, director of the Metropolitan Economy Initiative at Brookings and a co-author of the report, says that “Many (metro) areas will need targeted assistance, and since states have no funds available, the federal government will have to step up to fill the void.”

Randolph Air Force Base, Fort Sam Houston, Lackland Air Force Base and Brooks City-Base are all located in San Antonio. The 2005 Base Realignment and Closure decision is giving a huge economic boost to our city's economy through the consolidation of high-paying military health care jobs and more than $2 billion worth of new construction activity.

In a separate report released by The DiLuzio Group LLC regarding the impact of BRAC, Fort Sam Houston alone will realize an 11,500 increase of personnel. Ft. Sam will also gain 7.9 million square feet of space. Construction at BRAC will create around 46,000 construction jobs during the building programs.

Viva San Antonio!

There's a Killer Stalking My Neighborhood

There’s a killer on the loose in our neighborhood and there have been 5 victims so far, maybe more. From the evidence, it is apparent that the killer is a member of my very own household.

I took this good looking guy into my home several months ago. Previously my daughter had met and fallen in love with him at the shelter where he was living when she volunteered there. So against my advice, she moved him into her apartment. She became disenchanted with the arrangement after she found out how very high maintenance he was. But she didn’t want him to go back to the shelter... so I took him in.

At first there were no problems; I didn’t mind paying his expenses and grew rather fond of him. Then the first victim showed up, then another, until now there are 5. The first 3 victims were killed but the last 2 were maimed beyond being able to function.

This is something I didn’t expect from my house guest and, frankly, I don’t know what to do about it. He sleeps in the house at night but heads out the door in the morning and each day I pray that there will be no victim that day.

Speechless Sunday~Vera, the posing dog

Last week-end at the Pearl Farmer's Market downtown we saw that many people had brought their dogs along to enjoy the sights, sounds, and aromas of the market.  We took photos of several dogs but the only dog that would actually pose for us was Vera.  The owner told us that Vera does indeed pose for pictures!  Vera was also very good humored about letting small children pet her.  I told Vera I would feature her on my blog, so her she is... Vera, the amazing, beautiful, wonderful posing dog!

~Lost Maples State Natural Area~

The Lost Maples State Natural Area will soon be expanded by more than 700 acres, land acquired from a neighboring ranch.  The owner of the new property has taken great care to preserve and protect the land in it's natural, unspoiled state.   The Can Creek watershed is located on the new property.  Trails will be open for hiking through the canyons of the addiition in 2012.

Presently there are 16 miles of trails available for hiking.  The most popular time of year to explore Lost Maples is in the fall when the native big-tooth maple trees are showing off their spectacular red and gold leaves.  Park staff is available for information and education.

~Tony & Eva's New Home~

Recently I read that Eva Longoria and Tony Parker's home in Champions Ridge was for sale and blogged about it, ~Tony Parker and Eva Longoria's home for sale~.  Unfortunately, I didn't have a buyer candidate for this beautiful home and I read today that the home now has a buyer. That was pretty quick!  Actually, I had a buyer from California who was interested but they decided to move near family in Florida instead.

Tony and Eva will be enjoying their new 10,000 square feet Mediterranean style home in the secluded, gated community of Anaqua Springs.  The green-built home is reported to be valued at $7 million and sits on 2.3 acres.  The estate has a guest house, basketball court, tennis court, volleyball court, pool, and a mini water park!  Sounds wonderful.

Go Spurs!

Charge a little here, charge a little there - how much does it cost to be an agent?

I clicked on the reblog button before reading the entire post.  When I scrolled down to read the rest of it I saw my name!  Thanks for the mention, Matt.  But that isn't why I reblogged this post.  It is simply a great post!

The "beat goes on" and the dollars keep flowing.

Earlier today I got involved in a bit of a posting frenzy as each writer began to expand on the topic and run with off shoots of the thoughts being presented.  This post is no different, but before I get into it, I wanted to say a) I couldn't be happier to see this going on ActiveRain - I think it's part of where the true power of communities like this are and b) please take a moment to read the other posts and send a comment their way.  These are all great writers (outside of these posts as well) and I'd like to thank them all for giving me a chance to be apart of their conversation.  Here's the run down on the posts:

Carol Culkin: Get A Job? - Realtors Who Have To Do, What They Have To Do...

Lenn Harley: THERE IS DIGNITY IN ALL HONEST WORK.

Steve Shatsky: Are New REALTORS® Prepared for the Realities that Face Them?

Matt Stigliano (that's me): The post that just kept growing and growing and growing...

Steve Shatsky: The Beat Goes On... Another Installment in the Agent Success Series

Real estate is a lot of things, but it's not cheap.

We all know the costs involved in real estate, because we're doing it on a daily basis.  But what about the new guy, sitting in his license classes and dreaming of the day he gets his first commission check.  We were all there once - were you prepared for what was to come?  There's the splits, the fees, the gas, the dues, the cost of lockboxes and keys, the cost of signs and marketing, and...  But none of those are all that shocking.  At least they weren't to me.  I was prepared for much of that through pre-licensing talks I had with the agent who helped inspire me to get my license as well as some of my classmates who were taking their continuing education courses.  Many of those fees vary depending on what direction you decide to go.

Expect the unexpected.

The things that took me off guard were the opportunities to purchase products and services.  I have remained tight with my cash when it comes to the mountains of offers I get daily (my most recent offer was for what basically amounted to someone setting up my Google Profile for a few hundred a month...something that took me all of 10 minutes to do...for free).  The wolves are out there, lying in wait for the new agent.  Ready to take their money and leave them with nothing but "an empty bank account and a stack of business cards" (my new favorite phrase).

The opportunities to purchase products and services are often met with skepticism from me.  I've been promised riches beyond my wildest imagination to simply recite my credit card numbers over the phone.  Much like the Nigerian banking scams that have become so prevalent in my inbox, most of these are nothing more than an attempt to bilk me of what little I have.  I don't like being sold to and especially don't like anyone bullying me while doing it.

What amazes it me is the amount of products (not services), especially in what I would call the software field that are a monthly charge.  Now there are some I can justify as a monthly charge - the data continues to change and you're basically getting an ever evolving product.  But for a contact management system?  I know many of you out there swear by some of them, but a monthly fee for a database that you add data to?  It just doesn't make any sense to me.  None.

How I select any product or service.

I'm not the product/service guru, so please, don't think for one minute I'm here to tell you how to run your business.  You'll find your way, through the same trial and error we all go through.  But, I do like to let people know what has worked for me.  First, when you start say no to everyone.  Bear with it and keep saying no.  Make friends in the RE.net world.  Whether it's here on ActiveRain or Twitter or Facebook or in the office.  Make some friends.  I didn't believe most agents would give me the time of day.  Boy was I wrong.  Sure there are still some out there who will try and covet their "secrets to success" but there are plenty out there that will share willingly.  Count me in as one of them.

When you get to know a few people, ask them about something you noticed on their website.  What's that link to their "outside blog" all about?  How did they do those market reports?  What about those virtual tours?  Find out what they're doing and why.  One of the great things about the community at ActiveRain is that because many of use are not directly "competing" in our local area, it allows for a much greater open flow of ideas and information.  Of course, if you're lucky to live in a town like San Antonio, that's not a problem either (thanks to people like Kristin Moran and Shirley Parks - and that's only two out of many).  The more you question other agents, the more informed decisions you can make (wow, that sounds like something we tell consumers - "informed decisions"...wonder why so many agents talk it up, but fail to do it themselves).

With technology being where it is today as well, I find that many of the best and brightest when it comes to technology are friendly folks who won't sell you their product.  When I was interested in AltosResearch, I found the CEO on Twitter and asked for his email so I could ask some questions.  A few weeks later I was purchasing their product because I could see the value in it after I spoke with him.  I also saw value in the fact that the CEO had personal contact with me on a non-sales level and was always there to answer my questions.  Customer service goes a long way (sound familiar?).

The idea is to know what you're buying.  Just because someone calls you and tells you their product is the best product on earth, does that make it true?  Remain skeptical, but remain open to ideas.  You'll learn to sift through the garbage.  You may spend some money here or there that winds up being wasted.  Don't let that kill you.  Failure will always be the winner’s way.  Get to know the products and services, but remember what works for the guy in the office next to yours won't always be what works for you.  Experiment and don't get locked into a product before you know what it's capable of.  Ask for a trial.  Ask for a short term run.  If a company isn't willing to let you see what you're getting into before locking you in for a year or more, in my opinion, there's a reason.  Let people put their money where their mouth is.  You'll find that those with confidence in their products and services often will.

Go ahead and complain... You'll be glad you did!

Have you ever wanted to complain about something... but then just let it go?

Whenever I experience something that is annoying, unfair, or just Not Right, I usually say "I am going to write a letter" of complaint but then I never do.  Today was different and I am kind of pleased with myself for being a good citizen.

This morning as I entered Loop 410 East near IH-10, I merged into traffic behind a truck of some sort.  I soon noticed newspapers lifting merrily into the air out of the top of the truck and raining down on the oncoming traffic one big sheet at a time.  Then out came a few small tree branches with leaves attached, then more newspapers.

Seeing the potential for an accident and being annoyed with the littering taking place, I moved into the next lane and tried to pass the truck but he was going too fast for me.  I also wanted to see the company name on the truck.  I got the truck number and then as the truck slowed down to exit at 281 I saw that this was a City of San Antonio Solid Waste disposal vehicle.  Our very own city taxes hard at work going down the drain!

OK, so they are picking up trash and disposing of it but in the process they are leaving part of it on our roadways!  Grrr.  A really pretty ugly sight for the citizens of San Antonio and for visitors to our wonderful city!

If you ever see something like this and want to complain, call 311, give them all the details, and you will be glad you did.  I know I'm glad I did!!!
